The Inside Scoop on the Brevoort East, 20 E. 9th St. in Greenwich Village

If you’re looking for a full-service co-op in Greenwich Village, The Brevoort East at 20 East 9th Street is one you should know about.

You’ll find a number of similar post-war, white-brick buildings in the Lower Fifth Avenue neighborhood. But The Brevoort East has a couple of features that distinguish it.

First, it’s a little taller

At 25 stories, The Brevoort East rises above much of its Village surroundings. And that height translates into some tremendous views, particularly on the higher floors.

Depending on the apartment and exposure, you can have sweeping views over Greenwich Village, Washington Square Park and downtown, as well as the Hudson River and New Jersey.

And then there's the roof deck

One of my favorite things about the building is its furnished, planted roof deck. It's a real amenity—and with those views, it's easy to see why residents use it.

The building also has 24-hour doorman and concierge service, a live-in superintendent, garage, gym, playroom, storage, bike room and laundry.

There's a good variety of apartments

You'll find a mix of studios, one-bedrooms, two-bedrooms, some three-bedrooms and combinations, so there is considerably more variety here than you might expect from a large post-war co-op.

And, as always, I think the particular line and floor matter a lot. At The Brevoort East, you're buying not just the apartment but the light and views that come with it.

But here's the important part

There are two policies prospective buyers need to know about before they fall in love with an apartment.

The building does not allow pied-à-terre ownership, and it does not allow washer/dryers in individual apartments. There is, however, a laundry room in the building.

Those aren't necessarily deal breakers—but they can be, depending on how you intend to use the apartment.

The bottom line

The Brevoort East is a great example of what I call full-service Village living: a prime Greenwich Village location, hotel-like service, excellent amenities, a landscaped roof deck and the advantage of being high enough to get truly spectacular views.

But the details matter. If you're considering The Brevoort East, make sure its ownership and apartment policies fit your needs before you get too far down the road.
