Compass' Q2 2026 Manhattan Real Estate Market Report

I'm pleased to present Compass' Q2 2026 Manhattan Market Report, a look at sales activity from this past April through June. Despite higher mortgage rates, lingering economic uncertainty, and the new pied-à-terre tax, Manhattan's real estate market turned in another solid quarter. While closed sales dipped slightly from a year ago, signed contracts increased - a good indication that buyers remain engaged and the market continues to gain momentum.

The biggest story remains inventory. There simply aren't enough quality homes for sale, especially in the $1M to $3M price range, and that limited supply continues to support prices. The luxury market was particularly strong, with demand for $10M+ properties showing no signs of slowing.

For sellers, limited competition means well-priced homes continue to attract serious buyers. For buyers, preparation and decisiveness remain the keys to success.
