Manhattan Real Estate Market Report: July 22, 2026

It's summer in Manhattan, and I'm seeing opportunity for both sellers and buyers. Here's why. The market is still struggling with a lack of enough good, well-priced homes to sell. Currently there are 8% fewer active listings than the same time a year ago. Given that we're in mid/late July, we won't see a significant uptick for a couple of months.

Half of the currently active listings have been on the market 90+ days. Homes priced for $2-4M are going into contract the fastest. The sub-$1M and $1-2M ranges are also healthy, while the slowest is the $4M+ level.

Sellers, in a sea of stale listings, new ones stand out and get more attention. Buyers, the owners of those stale listings may be more negotiable. If you were planning on making your next real estate move in the fall, you may want to speed up that timeline.
