This isn't the way the market usually works. Manhattan real estate's June busy streak continues into July. Demand is up 11.4% year-over-year, with 1,114 pending contracts versus 1,000 at this point in 2025. About 70% of those contracts are priced at $2M and under.
Potential sellers, the number of homes for sale is down 7.5% from last year. With more contracts being signed despite less inventory, you may want to list now rather than wait until September. Buyers are still active and your home will have less competition.
Buyers, 44% of current inventory (about 2,873 listings) has been sitting on the market for ninety days or more. You may find these sellers to be more negotiable than they were when they first came on the market. If I were you, I'd look at homes priced slightly above my price range. You never know.
