Manhattan home buyers continue to be out in force, with signed contracts 10% ahead of where we were a year ago. Downtown is especially active, with a 17% increase year-over-year. That's despite there being 8.5% fewer active listings!
Sellers, if you really want to sell, price to to the current market. This isn't a time to price ambitiously. Nearly 40% of current active listings have been sitting for 90 days or longer - the telltale sign of a seller who reached too high. As summer approaches, savvy buyers will look at those lingering listings for bargains.
