Manhattan Real Estate Market Report - May 20, 2026

The spring selling season of the Manhattan real estate market got a late start this year, but recently it's been making up for lost time. We're experiencing the strongest spring market we've seen since 2022, and are 5% above the eighteen year seasonal average.

This is despite there being fewer homes for sale than normal. Right now about 6,700 homes are listed. It sounds like a lot, but that's far short of the 7,400-7,500 of the last three seasons. Still, over the last thirty days, 1,099 contracts were signed. It was the ninth week in a row that number surpassed 1,000.

What does this mean for buyers? They have more competition. It's the deepest buyer pool we've seen in three years. If you're considering making an offer, be decisive so you don't miss your opportunity.

For sellers, it's the strongest listing environment in three years. If you haven't done so already, list before the market starts softening in late June - but price to market. Overpriced homes are still penalized. The longer they sit on the market, the less they'll ultimately sell for.
